Management Services

CPM provides the personalized management service expected and deserved by your Association. We are proud of the reputation we have earned for ethics, professionalism and superior management services.

Administrative Management

  • Ensure Association's policies, procedures and standards as established by the Board of Directors are implemented and maintained
  • Attend, assist and participate with the preparation of and, in many cases, conduct the general and annual Board meetings
  • E-mail capabilities and services available for immediate access to owners
  • Evaluation of and tracking of the day-to-day maintenance, repairs, policies and procedures along with assistance with the implementation of preventive maintenance programs
  • Administration of work performed by independent contractors and/or on-site personnel, as approved by the Board
  • Budget and Reserve Planning
  • Operations analysis of CC&Rs, Bylaws and Rules and Regulations, along with tracking and providing the information required
  • Feasibility studies
  • Board of Directors orientation program

Financial Management

  • Monthly preparation of Balance Sheet and Revenue and Expense Statements, comparing the month- and year-to-date figures with the Board-approved Budget, including check registers for all accounts, explanations and a listing of all overdue owner accounts, schedules of monies invested in savings, treasury bills, and/or money market accounts. CPM maintains each association's books and records separate from all others. Financial reports are provided on an accrual basis and presented using fund accounting
  • CPM pays all Association bills weekly
  • Banking services includes the handling of all deposits, money market investments and reconciliations of all bank accounts
  • CPM maintains separate bank accounts for each association
  • Preparation and mailing of owner monthly billings
  • A "no cost" ACH (electronic payments) capabilities
  • Preparation and filing of preliens and lien notices
  • Coordination of preparation of tax returns, financial annual audit or review by Certified Public Accountants and other work as requested by the Board of Directors

Owner Services

  • Assist owners with inquiries and requests
  • Channel requests to appropriate persons for solutions
  • Assist with communications and mail-outs
  • Provide twenty-four hour on-call emergency services in response to common area problems such as flooding , natural gas leaks, electrical problems, plumbing problems and any situations which endanger life, health or property
